Quiet rural corridor with steady through-traffic from Route 12. Reaches agricultural workers, regional truckers, and weekend travelers heading to the lake. Surrounding farmland provides clear, unobstructed sightlines. Strong fit for agricultural supply, regional QSR, and gas/convenience.

Talking points were last updated in 2019. The farmland was sold in 2021; the houses went up in 2023. The install crew noticed — they wrote “lots of new houses??” on a work order in 2023. The work order is in a filing cabinet. The landlord knows, the crew knows, and the 1,200 families who moved in know. The photosheet is the last to find out, and still pitching 2019 rural rates.
